Energy label mandatory for sale: what you need to know
June 12, 2026 Makelaar Team
Without a valid energy label, you cannot transfer a property. This is how you arrange the label quickly and without surprises.
# Energy label for sale
Every home sold in the Netherlands must have a valid energy label at the time of transfer. Without a label, you risk a fine from the ILT and the notary may postpone the delivery.
## How do you apply for the label?
1. Enlist a certified energy advisor
2. Schedule a survey (1–2 hours on-site)
3. Receive the definitive label within a few days
Costs typically range between €190 and €350, depending on the type of property.
## Why a better label pays off
- Homes with label A or B sell on average 4–7% faster
- Buyers can get an additional mortgage for energy-efficient homes
- Sustainability directly increases living comfort
## Our tip
Have the survey done *before* the photography. This way, you can incorporate any quick wins (LED, draft strips, insulation) and optimize the label.
